“I purchased this house in 1994 when I moved to Las Vegas because of the land and I wanted a place where I could keep my horses and know that they would be safely living in the City. The house really wasn’t much to look at in fact it really needed a ton of work. But I didn’t mind because I could visualize how wonderful it would be with a little bit of sweat equity and time. Since the house is located to the front of the property it created an opportunity to put in a very nice back yard with a pool and still have about an acre devoted entirely for my horses. The house has been completely upgraded from its original state. I put in things like the bellawood hardwood floors, the pool, the custom country western lighting fixtures, remodeled the bathrooms, put in stucco wall that separates the house from the equestrian facilities and fully landscaped the property.

The barn was built in 2005 and it is a 10 stall fully equipped show barn. For the horse enthusiast and in particular if you show horses it has everything you could ever want in a horse facility. The 12 x 12 stalls have lights with timers, fans, and access to adjacent 12 x 16 runs. Each run has a gate that opens up to an arena so if you need to turn your horse out he can still have access to shade and water. I call this the “lazy man” turn out.

The barn also has an automatic fly system so the horses never have to worry about those pesky flies biting them. There is a wash area with a hot and cold water, and an area to for a washer and dryer to wash horse blankets. Adjacent to the barn is a cover hay storage area that can hold up to 10 tons of hay along with an insulated feed room.

The location of what I’ve been calling the Painted Sunset Ranch is ideal because it is located in a Rural Neighborhood Preservation area protected from future growth and plenty of area to ride. It’s also located near the largest feed and supply store in the Las Vegas valley, the Western Trails Equestrian Park and it’s only 2 miles west of both 215 and 1-15. Also, the South Point is only 4 miles south with easy access if you are competing at that facility.

Just last year I received an unexpected visitor. A young woman stopped by to show her husband where she grew up and was so thrilled at what I did to the property. She told me that it was her mother’s dream when she built this house to install a barn and arena for her horses, but due to a divorce she was able to realize her dream. With tears in her eyes, she said that if her mother was alive today she would be so happy that I made that dream a reality for her.
